The final walkthrough usually happens a day or two before closing. It’s your chance to:

  • Confirm the home’s condition is the same as when you made the offer

  • Ensure any agreed-upon repairs were completed

  • Verify nothing has been removed or damaged

This isn’t a time for a full inspection—but it is a moment to speak up if something’s off.

✅ What to Check During the Walkthrough

Here’s a helpful checklist to bring with you:


1. Overall Condition Is the home clean and damage-free? Any unexpected changes?


2. Repairs Were the requested repairs completed? Are receipts or warranties available?


3. Appliances Do stove, fridge, dishwasher, washer/dryer all work as expected?


4. Lights & Outlets Do all light switches, outlets, and fans work? Test a few.


5. Plumbing Run all faucets, flush toilets, check for leaks under sinks.


6. HVAC & Water Heater Turn on A/C, heat, and hot water to ensure everything’s functional.


7. Doors & Windows Open/close all doors and windows—check locks and screens.

8. Garage & Exterior Test garage door openers, check landscaping, gates, and sprinkler systems if included.

9. Agreed Items Are fixtures, shelves, or appliances that were part of the sale still there?

10. Trash & Debris Has the seller removed all personal items and garbage?
