🧭 Every Journey Looks a Bit Different—But Here’s the Typical Path

Most homebuyers go from first showing to closing in 30 to 90 days—though some prep work can begin even earlier. Here’s a simple breakdown to help you feel confident and ready at every stage.
🏁 Stage 1: Get Ready (2–4 Weeks)
What you’ll do:
Check your credit and finances
Connect with a lender for pre-approval
Narrow down your preferred neighborhoods
Start browsing online listings
Meet with your buyer’s agent (that’s me!)
⏳ This step can take longer if you need to save or work on credit, and that’s totally okay.
🏡 Stage 2: Start House Hunting (1–6 Weeks)
What you’ll do:
Tour homes (online and in person)
Refine your “must-have” list
Ask questions about schools, taxes, commute, etc.
Choose a home and make an offer!
💡 The more focused your search, the quicker this phase tends to be.
📝 Stage 3: Under Contract (30 Days on Average)
Once your offer is accepted:
Complete inspections
Finalize your loan with the lender
Appraisal ordered and completed
Sign paperwork, review disclosures, and negotiate any credits or repairs
📑 This is what’s known as “escrow” or the contract period.
🔑 Stage 4: Closing Day!
You’ll:
Do a final walkthrough
Sign your final loan docs
Wire closing funds
Receive your keys!
