🔍 What a Home Inspection Covers (and Why It Matters)A good inspection protects you from buying the wrong home—and gives peace of mind when it’s the right one.
🧰 What Is a Home Inspection?

A home inspection is a professional, non-invasive check of a property’s condition. It’s usually done after your offer is accepted and before closing.
Your inspector will walk through the home—roof to foundation—and give you a detailed report of what’s working and what’s not.
💡 It’s not a pass/fail test. It’s a snapshot of the home’s health so you can make informed decisions.
🛠 What Does the Inspector Look At?
Here’s what a general inspection typically covers:
✔️ StructureFoundation, walls, attic framing, visible cracks, settlement signs
✔️ RoofShingles, tiles, flashings, signs of leaks, drainage
✔️ ElectricalPanels, outlets, switches, grounding, visible wiring issues
✔️ PlumbingWater heater, pipes, visible leaks, water pressure, drainage
✔️ HVACHeating and cooling systems, filters, ductwork
✔️ AppliancesStove, oven, dishwasher, garbage disposal, laundry connections
✔️ General SafetySmoke detectors, railings, stairs, trip hazards
🚧 What It Doesn’t Cover
Inspectors don’t open up walls, test pools/spas (unless requested), or check cosmetic defects like paint or minor dings.
You can order specialized inspections separately for:
Termites & pests
Sewer line scoping
Chimney, roof, foundation
Mold, radon, asbestos
