📅 What Happens on Closing Day? You’re almost there! Here’s what to expect—and how to prepare—for the final step in your home buying journey.

🏁 What Is Closing Day?

Closing Day is when you sign the final paperwork, the loan is funded, and ownership of the home officially transfers to you.

It’s also when you:

  • Pay your closing costs and down payment

  • Sign your mortgage documents

  • Get the keys to your new home!

📝 What Happens Step-by-Step?


1. Final Walkthrough 

(usually day before)Double-check the home’s condition and repairs (we already covered this in Week 41!).

2. Sign the Paperwork This is typically done at the escrow office, a notary location, or remotely via e-signature in some cases. You’ll sign:

  • The closing disclosure

  • Promissory note

  • Deed of trust or mortgage

  • Loan estimate

  • Title and escrow documents

💡 Pro Tip: Bring your ID and a calm mindset. It’s a lot of signatures, but we’ll walk through it together.

3. Funds Are Transferred

Your lender sends funds to escrow, and your wire transfer (down payment and closing costs) is confirmed.

4. Documents Are Recorded The title company records the deed with the county. This makes the home legally yours.

5. You Get the Keys! Depending on when the deed records, you’ll get your keys the same day—or the next business day.

📦 When Can You Move In?


Most buyers get keys and take possession on or shortly after closing day, unless you agreed to let the seller stay for a short time (rent-back). I’ll make sure you know exactly when you can move.

Occasionally, delays happen with:

  • Lender wire transfers

  • Last-minute paperwork errors

  • Title/escrow backlogs
